As development land becomes increasingly scarce, it is common to find sites for new housing and other developments to be prone to suffer from hazards linked with poor ground. Sometimes these conditions will require specialist foundation techniques which can make construction expensive and cause delays. The question that needs to be answered in such a situation is ‘how deep will the foundations need to be and how much will this impact the total build cost?’
Before committing yourself to purchase land or before foundation designs are prepared, you should consider instructing a specialist to undertake a site investigation. Investigations can range from a walk over survey, to one requiring a number of deep exploratory boreholes. Your selected specialist or structural engineer can advise on the extent of investigation for a given site.
A site investigation report will identify such concerns as contamination, weak or aggressive soils, levels of high ground water and risks of landslip. It will also identify variations across the site. These could lead to unacceptable or different levels of settlement and areas requiring consideration when building near trees.
With the benefit of a technical report, sometimes including soil sampling and laboratory analysis, your structural engineer will prepare an economic design giving you reassurance that budgets for ground works will not be exceeded.
